Contract for Deed:
Working with national and local banks post the 2008 recession, this highly profitable socio-economic strategy was focused on acquiring Single Family Homes (SFR) and selling them to homeowners with seller finance. The result was a stabilization of neighborhoods and facilitating increasing homeownership for hard working families who otherwise would not qualify for home loans from banks. The business plan called for the monthly payments to be set at 10-30% below market rent which ensured a win-win for the homeowners and exceptionally strong returns for the investor.
